Here’s a brief backstory: When I started in real estate several years ago, I joined one of the other big name companies. I thought I was doing the right thing: I thought I’d be getting help building my client base, receiving referrals and leads, and the commission split wasn’t awful (but not great, either).
I worked hard for a few months to build my business, and was super excited when I finally landed my first listing! I was even more excited when I got a call a couple weeks later from an interested buyer! I dropped everything, drove to the listing to meet the potential client, and my jaw nearly hit the floor when they said they wanted to write an offer. Yes, my first transaction ever was going to be a hogger….! We worked through the complications of dual agency and I brought both the buyers and sellers to the closing table a short time later. I was beaming when I dropped that commission check off at the office! That excitement faded when I received my cut of the commission… I had just done all the work of procuring the listing, showing the home to the buyer, worked with both sides to execute a smooth closing, and now I was just handing over thousands of dollars to a company that did very little to help me along the way.
Sure, I had a desk, but I paid for it every month. Sure, I had an office to go to, but I was able to do most of the work remotely. Sure, they held weekly sales meetings, but that seemed to be more of just a “show and tell” for agents to show off new listings. I could get walk-in and call-in clients, but I had to sign up for floor duty and cross my fingers that someone would randomly need an agent during my scheduled time slot (and it never happened). I did the math and realized I needed to close at least a couple transactions per year just to break even. I then knew it was time for a change.
